A true mixed-use high-rise in Toronto’s downtown core, 401 King offers retail and condo units. The proposed design for 401-415 King contains both a Spadina and King tower, a podium ranging from eight to ten stories, and underground parking. The podium will provide street-level and second-level retail space with the third floor reserved for office space. The residential towers will contain a wide variety of choices from studios and two-floor apartments to family-sized three bedroom condos. The design will also include shared rooftop amenity space between the two towers, a green roof, and residential, visitor, and bicycle parking.
The two towers will be connected by a podium and are constructed in a way to preserve the views of surrounding residents. The Spadina tower is stepped-back to maintain the warehouse heights featured across Spadina Avenue and has a lower overall height than the King tower. Its orientation towards Spadina creates a thinner cross-section facing King street and therefore reduces the impact to the views from the condominiums on the north side. The tower on King fits contextually with the surrounding buildings and will incorporate the heritage facade along King street with corrections for accessibility uses.
Retail space will occupy the first two stories with extra floor to ceiling height on the two glass-fronted levels while. The large retail presence at street corner and transparency at street level is designed to enhance the public realm.
