318 Laurier Avenue West, Ottawa, Canada
GFA 211,134 sq.ft.
Situated in the downtown core just south of the central business district at the prominent intersection of Bank and Laurier, this twenty-three storey development features 245 units, a parking podium, and retail at grade.
The site originally operated as surface parking lot. Urban Capital entered agreement with Ambassador Realty to develop the site to include for an above grade, open air parking garage, integrated into the building’s podium. The garage along Bank Street was designed to conceal the nature of use. Translucent glass fins are integrated into the clad parking podium while still allowing for natural ventilation across the garage, enabling the podium to “glow” at night.
The height of the tower was limited by an angular plane established from Parliament Hill. Random red glass is incorporated into the window wall on the eastern volume of the residential tower. The site and building were designed to wrap around and step down in height to historic Bank of Nova Scotia building at the south east corner.
Like its exterior, Mondrian's interiors are a statement of modern urban living. The warm woods and dramatic lighting of the lobby welcome you. Its indoor amenities include a fitness and cardio room, a lounge with a kitchen, billiard table, and fireplace, all overlooking downtown Ottawa, and a terraced outdoor area containing a plunge pool, resort-style cabanas, and a trellised dining and barbecue area.
Mondrian is a mixed-use building, containing condominium residences, a large retail complex on the ground floor, and a glass-enclosed public parking facility on floors two to five.
