The Regent Park Revitalization Project is a massive, 69 acre redevelopment of land in east downtown Toronto. One Park West represents Phase 2 of this 15 phase redevelopment.
The objective was to transform the 30-year old public housing project into one of the best mixed-income communities in the city. It is envisioned to be a vibrant, attractive and healthy neighbourhood. The vision is one of diversity as well as sustainability.
The 13-storey market condominium tower, which borders the park, is to be designed and constructed to meet LEED Gold Standard. The challenge was to design an environmentally responsible building that remains affordable for the residents. A “green” roof, gray water system and thermally-broken balconies are just some of the energy-saving features that are included. Through value engineering practices CORE increased the “solids” ratio to 40% without compromising the design through careful material selection.
CORE also worked with the city to develop larger amenities areas as requested, without compromising the design or budget.
