CORE has provided architectural services for over 200 multi-residential buildings from 60 storey towers to boutique infill projects of only 8 storeys.

These projects have consisted of residential townhouses, low, mid-rise, and high-rise buildings for both purpose-built rentals (PBR) and condominium projects, including the conversion of existing commerical buildings to rental properties.

Prime & AOR

CORE regularly serves as Prime Consultant and Architect of Record, coordinating multi-discipline teams, permit submissions, and construction administration. Examples include serving as AOR for One Bloor West with Foster + Partners, and acting as Prime Consultant for the UTSC Passive House Student Residence through approvals and delivery.

Community Needs

Our design process considers the transition from new to existing conditions.

We consider building massing, density, existing typologies, traffic and parking while incorporating innovative design practices that respect municipal guidelines and community needs.

Sustainable & LEED® Design

We also incorporate sustainable practices into our designs to minimize the environmental impact of our buildings through material choices, energy efficiencies, Passive House, and LEED® design.

CORE has eight residential projects that have obtained or are pursuing LEED® certification: One Park West, Central 1 & 2 and 585 King East (Gold), Six50 King (Silver), 500 Wellington, Fashion House, M5V (Certified) and Harmony Commons UTSC the largest Passive House design project in Canada.
